Two housing generations in one valley
The older stock. Houses that predate the residential growth, scattered through the valley and along the older roads. Mid-century and earlier, frequently with detached garages or later-added carports converted into enclosed space. Those slabs are the least standardised concrete we deal with.
The newer subdivisions. Development that came with the growth north out of Birmingham, bringing modern slabs with vapour barriers, power-trowelled finishes, and two or three-car garages.
The two need different conversations, and the age of the house tells us which one applies before we arrive.
Older garages and converted carports
A Pinson particular. Plenty of houses here started with a carport and had it enclosed at some point, which means a slab that was poured as an outdoor surface and is now an interior floor.
That brings specific conditions. A carport slab was poured to shed water, so it usually has a fall across it. It was exposed to weather for years or decades before being enclosed, so the surface has weathered. And the edges, which were once open, are frequently damaged.
None of that rules out a coating. It does mean the slab wants looking at rather than quoting from a description, and it means the edge detailing takes longer than on a purpose-built garage floor.
Old floor paint is common on these too, and it comes off by grinding. We cut a test patch first, because the difference between one layer and three shows up in the price.
Newer subdivision garages
The standard modern picture, and the standard modern surprise: a builder's power-trowelled slab takes more grinding than a worn old floor, not less.
The burnished surface a power trowel produces is hard and closed, and nothing bonds to it. Grinding through it with diamond tooling is the job, and it is the step that decides whether the floor is still attached in ten years.
Anybody proposing to acid-etch a slab like that instead is proposing a floor that will lift, and on new concrete it lifts cleanly because it never keyed in at all.
Shop buildings, which are common here
Larger lots mean outbuildings, and Pinson has plenty: detached shops, pole barns, equipment sheds with concrete floors.
These slabs vary enormously because they were usually poured as a separate project. Some are excellent. Others are thin, uneven, or poured directly onto graded earth with no vapour barrier underneath.
The vapour barrier question is the important one. A slab on bare ground carries moisture continuously, and a low-permeability coating over it blisters from underneath within a couple of years. On any outbuilding floor we test rather than assume, and that test costs very little against the price of doing the job twice.
Unheated metal shops also swing through the full annual temperature range, which is a further argument for a flexible polyurea base rather than a rigid epoxy.
Working shops
Many of these buildings are genuinely used: vehicle work, fabrication, welding, equipment maintenance, woodworking.
That drives the specification toward performance rather than appearance. Chemical resistance against solvents, cutting oil, brake fluid and battery acid. Enough film build to take point loading from jack stands and dropped tools. And aggregate in the topcoat, because a workshop floor gets oil on it and a glossy floor with an oil film is genuinely dangerous.

Basements
Uncommon in the newer subdivisions, which are largely slab on grade. Where they exist in the older valley housing they predate routine vapour barrier use, and those get tested before quoting. See basement floor coating.
Colour, and the local reason for it
North Jefferson soil is red and larger lots mean more bare ground around the property. It comes in on boots, mower wheels and vehicle tyres continuously.
Warm blends with tan or beige absorb it visually. Cool greys display it. Of everything on this page, that is the decision people thank us for a year later.

The honest version
On a modern subdivision garage, this is a straightforward single-day job.
On an enclosed carport or an older detached garage, we would want to look first. Those floors occasionally turn out to be slabs that were never intended to be interior floors and are not in good enough condition to justify the spend, and you should hear that on the first visit.
On an outbuilding, the moisture test comes before anything else. It is the difference between a floor that lasts and one that blisters in year two.

Common questions from Pinson
Our garage was a carport that got enclosed.
Common here and usually workable. The slab has a fall across it, weathered edges and years of exposure behind it, so it wants looking at rather than quoting blind.
Our house is newer. Does the floor need much preparation?
More than an old one, in fact. Power-trowelled builder slabs are hard and closed, and grinding through that surface is what makes the coating stick.
Can you coat our pole barn floor?
Often, after a moisture test. Slabs poured on graded earth without a vapour barrier are the most common reason outbuilding coatings fail.
We use the shop for vehicle work.
That changes the specification: chemical resistance, more film build for point loads, and aggregate for grip. Tell us if there is a lift, because the terminations matter.
Which blend hides red clay?
Warm blends with tan or beige. On a larger lot with bare ground around it, this is the most useful decision on the job.
