A city built in one generation
Helena's growth happened largely from the 1990s onward, along Highway 261 and out through the newer subdivisions. Old Town Helena along Buck Creek is the exception, with older housing and older concrete, but the overwhelming majority of what we see here was poured in the last twenty-five years.
That gives us a consistent picture. Vapour barriers under the slabs, so moisture is rarely the deciding factor. Power-trowelled garage floors, so the grinding takes longer than people expect. Larger garages, frequently three bays. And subdivisions where a fair number of neighbours have already had this done, which is how most of our Helena work arrives.
The grinding, again
It bears repeating because it is the thing homeowners here are most often surprised by.
A builder finishes a garage slab with a power trowel. That burnishes the surface into something hard, smooth and closed. It is a good finish for a bare floor and a poor one for bonding anything to.
Preparing it means grinding through that burnished layer with diamond tooling until the concrete is open. On a twenty-year-old floor with wear on it, that goes faster. On a five-year-old floor it does not.
Anybody offering to acid-etch a Helena garage slab instead of grinding it is offering a coating that will come off in sheets, and it will come off cleanly, because it never keyed in at all.
Sloped lots along the creek
Parts of Helena run down toward Buck Creek and the Cahaba, and houses on those lots frequently have basements or lower levels cut into the fall.
Where that is the case, the moisture question comes back even on a newer house. A vapour barrier under a slab helps considerably, but a lower level with soil against one wall and a creek at the bottom of the garden is worth a test rather than an assumption.
On flat-lot houses in the newer subdivisions, this rarely arises.
Red clay, and the colour that handles it
Shelby County soil is red and it gets into everything. Boots, mower wheels, bike tyres, the underside of every car after a wet week, and children coming in from the yard.
The advice is the same across the county and it is worth taking: pick a blend with tan or beige in it. Cool grey blends show red clay noticeably. Warm blends absorb it visually, and a year later you have a floor that looks swept when it is not.
It is the single most practical decision on a Helena garage floor and it costs nothing to get right.
What is actually in these garages
Helena households are outdoors households. The trail networks, Buck Creek, Oak Mountain nearby and the lakes further out mean garages here hold bikes, kayaks, camping equipment, coolers and trailers alongside the cars.
Two consequences for the specification. Wet gear on a smooth coating is a slip risk, so aggregate in the topcoat matters more than in a garage that only holds vehicles. And dragged equipment means texture earns its keep, because a full flake broadcast hides scuffs that a solid colour displays.
Where a trailer lives in the garage, tell us where the jack lands. Concentrated point load in one spot, repeatedly, is harder on a floor than a car is.
Pools and outdoor space
A good number of Helena houses have pools, and the deck is the surface where colour matters most. A dark deck in July is unpleasant barefoot and a light flake blend is not.
Grip goes coarser around water than anywhere else on a property, and coarser again on steps. See pool deck coating.
Patios under mature tree cover stay damp through the winter and grow algae. Sealing does not change the shade but it turns the annual clean into a hose job.
Old Town and the older concrete
The exception to everything above. Old Town Helena along Buck Creek has housing considerably older than the subdivisions, and with it concrete of a different generation.
Those slabs bring the older-property picture: dense concrete that has held up well, deep oil staining, chipped joint edges, and frequently old floor paint that has to come off. They also predate routine vapour barrier use, so a basement or a partly below-grade garage in that part of town gets tested before it gets quoted.
Detached garages appear here too, which the newer subdivisions rarely have. An unheated detached building swings further in temperature than an attached garage, which is a further argument for a flexible polyurea base rather than a rigid system.
It is a small part of Helena by house count and a disproportionate share of the interesting jobs.

The honest version
A Helena garage on a flat lot with a sound modern slab is one of the easier jobs we do, and it is usually a single day.
What we will tell you, if it applies: if the slab is fine and the only complaint is that it dusts, a densifier and sealer stops that for a fraction of the price of a flake system. Plenty of people want the flake floor anyway, and that is a perfectly good reason to have one. But you should know the cheaper option exists before you spend.

We are down near the creek. Do we need a moisture test?
On a lower level cut into a slope near the water, we would want one even on a newer house. On a flat lot in a modern subdivision, usually not.

Can you do a three-car garage in a day?
Normally yes on a sound slab. Repair work or removing an old coating is what extends it.
