A young housing stock
Alabaster grew from a small community into one of the larger Shelby County cities within a generation, and the subdivisions built out along Highway 31 and the roads either side of it reflect that. Most houses here are from the 1990s onward, and a substantial share from the 2000s.
Young concrete brings a specific set of conditions.
It almost always has a vapour barrier. Good news, and it removes the biggest single question that hangs over older housing. Basement and slab moisture is far less often the deciding factor in Alabaster than it is in Homewood or Mountain Brook.
It is power-trowelled hard. Builders finish garage slabs with a power trowel, which burnishes the surface closed. Nothing bonds to that without being ground through, and grinding a hard burnished surface is slower than grinding a worn old one.
It may still have curing compound on it. On the newest houses, a membrane-forming curing compound may have been sprayed on the fresh slab. It comes off with the grinding, but it is worth knowing it is there.
The practical result is that an Alabaster garage costs about the same to prepare as a floor twice its age, and sometimes more.
Large garages and how they get used
Three-car garages are common in the newer Alabaster subdivisions, and the third bay is rarely a third car. It is the mower, the freezer, the workbench, the storage racking and whatever the family does at weekends.
That bay takes the most abuse: dropped tools, dragged equipment, and dirt walked in from the yard. Full flake broadcast handles it far better than a solid colour, which shows everything and scuffs visibly.
Larger area also means a better price per square foot, since setup and mobilisation do not scale with size.
Red clay, which is the local variable
Shelby County soil is red, and it gets everywhere. It comes into a garage on boots, on mower wheels, on bicycle tyres and on the underside of every vehicle after a wet week.
This is the single most useful colour advice we give in Alabaster: choose a blend with a tan or beige component. Cool grey blends show red clay noticeably, and the difference between a warm blend and a cool one on the same floor is the difference between a floor that looks clean and one that looks like it needs sweeping.
It is a small decision that people are grateful for a year later.
Pools and patios
Alabaster has a lot of pools, and pool deck work is a healthy share of what we do here through the spring.
The deciding factor is heat rather than product. A dark deck in a Shelby County July is genuinely unpleasant barefoot; a light flake blend is not. Colour drives surface temperature more than anything a datasheet claims, and we would rather show you the samples in daylight and let you feel the difference on a hot day.
Grip is the other half. Aggregate grade goes coarser around a pool than on a patio, and coarser again on any step or slope. See pool deck coating.
Driveways
Newer driveways in this area are frequently in good condition and are genuine candidates for coating rather than repair. That is less common elsewhere in the metro.
The honest caveat is the one we give everywhere: if the complaint is dusting and staining rather than appearance, a densifier and a penetrating sealer costs a fraction of a coating and cannot peel. On a large newer driveway that is often the better spend. See driveway coating.
Homeowners associations
Most Alabaster subdivisions have one, and some have rules about contractor vehicles, working hours and what can sit on a driveway.
Nothing about a garage floor coating usually triggers any of it, since the work is inside and takes a day. But if your association is a strict one, a glance at the covenants costs nothing.
Basements, where they exist
Less common in Alabaster than in the older parts of the metro, because a lot of the newer construction here is slab on grade rather than over a basement. Where basements do exist they are usually modern, with a vapour barrier under the slab and no real moisture question.
That makes an Alabaster basement one of the more straightforward finishing jobs available. The conversation is about appearance rather than about testing.
The finish differs from a garage. A basement being used as living space wants something lighter and finer: partial broadcast rather than full, a light blend to make a below-grade room feel larger, and a smoother scrape so it is comfortable to walk on in bare feet and easy to sweep.

The honest version
A newer Alabaster garage with a sound slab is one of the more straightforward jobs we do. There is usually no moisture question, no old coating to remove, and no structural repair.
What there is, always, is the grinding. Anybody offering to acid-etch a builder's power-trowelled slab instead of grinding it is offering you a floor that will let go, and on new concrete it lets go cleanly and completely because it never keyed in at all.

Yes, and often more than an older one. A builder's power-trowelled slab is closed and hard, and nothing bonds to it without cutting through that surface.
Which colour hides red clay?
Anything with tan or beige in the blend. Cool greys show Shelby County soil noticeably more, and it is the most useful local advice on this page.
Do we need a moisture test?
Usually not on a house of this age, because vapour barriers have been standard throughout the period most of Alabaster was built.
Can you do a three-car garage in one day?
Normally yes on a sound slab. Significant repair or an old coating to remove is what extends it.
How hot does a pool deck get?
Depends almost entirely on colour. Light blends stay noticeably cooler in July, and that decides whether the deck is usable barefoot in the afternoon.
