You are finishing a basement and you have two genuinely different options. They are not competing versions of the same thing.
The fundamental difference
A coating adds material. Resin goes onto the concrete and becomes the wearing surface. You choose the colour and the texture, and imperfections in the slab are covered.
Polishing removes material. The slab is ground with progressively finer diamonds and chemically densified until the concrete itself is hard and reflective. There is nothing on top. You get your slab, refined.
Everything else follows from that.
The moisture question, which usually decides it
This matters more in Birmingham than anywhere, because so much of the older housing predates polyethylene vapour barriers under slabs.
A coating is a low-permeability film. Vapour moving up through the slab arrives underneath it, cannot pass, and pressure builds until the coating blisters. That is the single most common basement floor failure here.
Polished concrete has no film. Vapour passes through the surface and evaporates, exactly as it did before. There is nothing to lift.
So on a slab with moderate to high vapour drive, polishing is frequently the better technical answer regardless of what you would prefer aesthetically. A coating on that slab needs a moisture-mitigating primer underneath, which adds cost and complexity.

What your slab will actually give you if polished
The honest limitation. Polishing reveals.
An older Birmingham basement slab has history: patches from plumbing work, colour differences where a wall once stood, saw cuts, stains from decades of storage, and often shadows from adhesive if the space was finished at some point.
All of that becomes part of the finished floor. On some slabs that is genuinely handsome, particularly in an older house where a uniform modern floor would look wrong. On others it is a patchwork.
Nobody knows which you have until the first cut, which is why we grind a test area on any basement where polishing is being considered, in a spot you can look at under your own lighting.
What a coating gives you instead
Uniformity and choice. A specific colour, a chosen texture, and concealment of everything underneath.
In a basement that is becoming a living space, that predictability is worth a lot. You can pick a light blend to make a below-grade room feel larger, choose a finer partial broadcast so it reads as a designed floor rather than a workshop one, and know roughly what you are getting before it goes down.
It also builds thickness, which gives a more solid feel underfoot than a polished slab.
Durability
Polished concrete wins in the long run, because there is no bond line to fail. It cannot delaminate, it cannot peel, and it does not need recoating. Periodic burnishing maintains the sheen and that is essentially it.
A coating is durable but finite. The topcoat is the wearing layer and after many years it can be abraded and recoated, which is a modest job rather than a replacement.
Where a coating clearly wins is chemical resistance. A densified slab resists a lot but acids etch it. If the basement is becoming a workshop, that matters.
Cost
Closer than people expect.
Polishing costs are driven by how many passes are needed, which depends on slab condition and the sheen you want. A high gloss on a rough slab is a lot of work.
Coating costs are driven by the system and by preparation, which includes the same grinding polishing starts with.
Where polishing is often cheaper is that there is no material cost beyond densifier and guard. Where it can be more expensive is that a slab needing significant remedial grinding takes longer to bring to a polish than to bring to a coatable profile.
Both are dwarfed by the cost of removing an old floor covering, which in a previously finished basement is frequently the largest line item. Old adhesive, particularly black cutback, is the usual culprit.
Comfort and practicality
Neither is warm. Both are a few millimetres of hard material over cold concrete, with no insulating value. If warmth matters, that is an underlay and floating floor conversation entirely.
Both are hard underfoot, which suits a gym or a workshop and less so a playroom where people sit on the floor. Rugs solve that, and after the two-week rubber curing wait on a coated floor.
Both are slippery when wet. Polished more so than a flake coating, because flake has texture.
How to choose
Test the slab first. If the readings are high, polishing has a real technical advantage and a coating needs a mitigating primer.
Then grind a test patch if polishing appeals, so you can see what your concrete actually contains before committing.
Then decide on taste. If you want your slab's character, polish. If you want a specific colour and a predictable result, coat.
The middle option nobody mentions
There is a third answer that suits a fair number of Birmingham basements and rarely gets offered.
Grind the slab, apply a lithium silicate densifier to harden the surface, and finish with a penetrating sealer rather than a film-forming one. No coating, no polish, no gloss.
What you get: a slab that has stopped dusting, resists staining reasonably well, and looks like clean bare concrete. What you avoid: any film that vapour can lift, and any of the cost of either alternative.
It is not a showpiece and it will not hide anything. But on a basement that is becoming a store room, a workshop or a utility space rather than a living room, it is frequently the right amount of floor for the job.
It is also fully reversible in the sense that it does not preclude polishing or coating later, because there is nothing on the surface to remove.
