Nationally, a coated two-car garage floor tends to land somewhere between roughly $4 and $10 per square foot depending on the system, which puts a typical 400 to 500 square foot garage in the low thousands. Larger garages come down on the per-foot rate; smaller ones go up.
Those numbers are a starting point, not a quote. Two houses on the same street with identical garages can be quoted a week apart and differ by a factor of two, for reasons that have nothing to do with anyone being dishonest.
What actually moves the number
Whether there is an existing coating. This is the big one and it surprises people. Grinding off a failed epoxy floor can cost more than installing the new system. If your floor is peeling, a quote to recoat it is not comparable to a quote for bare concrete, and if somebody has priced them the same they are probably not planning to remove anything.
Slab condition. Cracks that need chasing and filling, spalled areas that need rebuilding, a damaged edge at the garage door line. All of it is labour before the coating starts.
The system. A polyurea base with a polyaspartic topcoat costs more per gallon than epoxy. It is also what avoids hot tyre pickup, which in Birmingham is the failure mode that matters. Paying less for epoxy in a garage here is usually paying twice.
Flake density. A full broadcast to refusal uses considerably more material than a partial one, and it builds more thickness. That difference is real money on a three-car garage.
Moisture. If the slab tests high, a moisture-mitigating primer goes down first. That is an extra product and an extra day.
Square footage, eventually. It matters, but less than the four items above. Setup, mobilisation and edge work do not scale with area, which is why a small single garage costs more per foot than a three-car one.
Where Birmingham differs from a national average
Two local factors push in opposite directions.
Labour and overheads here are below the national average, which helps.
Against that, the climate rules out the cheapest specification. An uninsulated Birmingham garage swings from near freezing in January to well over 40°C in August, and cars come home genuinely hot off the interstate. That combination is what lifts rigid epoxy off a slab in tyre-shaped patches. Doing it properly here means a flexible system, and that costs more than the bottom of the market.
The other local variable is age of housing. A 1950s garage in Bessemer or Gardendale frequently has decades of floor paint on it, and that grinds off slowly.
How to read a quote
Five questions make quotes comparable.
What is the preparation method? You want to hear diamond grinding or shot blasting. If you hear acid etching, that is the single strongest predictor of failure in this trade and the price difference explains itself.
What system, coat by coat? "Epoxy floor" describes an outcome, not a build. A real answer names a base coat, a broadcast and a topcoat.
Is the topcoat UV stable? Matters if any daylight reaches the floor through the door or a window, which in a garage it does.
What total film thickness? A legitimate question with a real answer in mils. A residential garage generally lands around 20 to 30.
What happens if the slab is worse than it looked? A defined process for stopping and re-quoting is a good answer. A shrug is not.
Why the cheap quote is cheap
Usually one of three things. No mechanical preparation, which means it will come off. A thin single-coat product rather than a system. Or no allowance for removing what is already down there.
The very cheap quotes in this market are frequently one-day roll-on jobs over an acid-etched slab. They look excellent for about eighteen months.
Where you can legitimately spend less
If your complaint is that the floor dusts and stains rather than that it looks bad, you may not need a coating at all. A lithium silicate densifier plus a sealer hardens the surface, stops the dusting and costs a fraction. There is no film on top, so there is nothing to peel.
Plenty of people want the flake floor anyway, and that is a fine reason to have one. But it is worth knowing the cheaper option exists before you spend.
Partial rather than full flake broadcast also reduces material cost, at the price of hiding less.
The cheapest version of this job
The cheapest coated garage floor is the one where nothing has to come off first. If your slab is bare, sound and cured, you are getting the best price this work comes at.
If it has an old coating that is letting go, budget for removal as a real line item rather than an afterthought, and be suspicious of anyone who does not.

Can I get a price over the phone?
A range, yes. A firm number needs someone to see the slab, because its condition is what moves the price most and it does not show in a photograph.
Is a free quote really free?
Ours is, whether or not you proceed. Some companies charge for an assessment and credit it against the work, which is legitimate as long as they say so up front.
Why is one quote half the price of another?
Almost always preparation. Ask both what method they are using. Acid etching versus diamond grinding explains most large gaps in this trade.
Does a bigger garage cost more per square foot?
Less, in fact. Setup and edge work do not scale with area, so a three-car garage is better value per foot than a single.
How much to remove my old epoxy?
It depends entirely on how well bonded it is. A poorly bonded floor scrapes up quickly; a well-bonded one has to be ground off and can cost more than the new floor.
